The Precedent

Hollywood was originally in the real estate business.

During the Golden Age, the studios owned their own theaters, so the buildings earned revenue from the films and the films filled the buildings. When studios were barred from owning theater chains, the Golden Age died with the model. We're bringing back the structure that built Hollywood, along with the glitz and glamour audiences have been begging for.

How the hybrid model works.

Real estate provides the base

The fund acquires income-producing real estate assets. Net operating income from those assets is intended to support a more predictable income component for investors.

Film creates the upside

Films are produced at disciplined budgets. Revenue from distribution, licensing, and streaming may be distributed as additional profit participation.

Proceeds reinvest

As films generate revenue, proceeds may be reinvested into additional income-producing assets, compounding the real estate base over time.

Every film project is designed to be supported by income-producing real estate assets: a structure intended to create a more predictable income component alongside film upside. Film revenue is speculative. Film production and distribution involve substantial creative, financial, and market risks. Revenue from distribution, licensing, and streaming is highly speculative and not guaranteed.

Real estate risk. Real estate investments are subject to changes in economic conditions, tenant vacancies, interest rates, and property values. The fund's ability to generate a preferred return from real estate assets is not guaranteed.

Tax credit risk. Film production tax credits are subject to eligibility requirements, legislative changes, and compliance with program rules. Qualification is not guaranteed.

Dependence on key personnel. The fund's success depends substantially on the efforts of its principals. The loss of any key person could materially and adversely affect the fund.

Early stage. The fund is in an early stage of development with limited operating history on which to evaluate performance.
